Roseville Cinema remains open to moviegoers while its Pacific Highway site is offered for sale, creating uncertainty over the future of a venue that has been part of the local community for more than a century.
The cinema forms part of the Roseville Cinema Collection at 110–116 Pacific Highway, directly opposite Roseville Train Station.
The property is being sold on behalf of Michael Brereton of William Buck, the court-appointed trustee for the sale. McGrath Lindfield and Knight Frank are handling the sale, with expressions of interest closing on Thursday, 8 October 2026.
Roseville Cinema Remains Open
Despite the property being placed on the market, Roseville Cinema continues to operate and screen films. No demolition plans have been confirmed.
The cinema occupies 112–116 Pacific Highway and has two theatres. The neighbouring property at 110 Pacific Highway includes a retail tenancy, office space and a two-bedroom residence.
The sale has also created uncertainty for Zaika, the Indian restaurant operating at the property.
Owner Sandeep has said the restaurant’s future will depend on the decisions made by whoever eventually acquires the site. The business hopes to continue operating as part of the Roseville community.
A Community Venue Since 1912
The site’s connection with Roseville began well before it became known primarily as a cinema.
The building was constructed in 1912 as Roseville Hall, where concerts, dances and other local events were held. During the First World War, the hall was also used as a recruitment centre.
Film screenings later became part of the venue’s history, with the building developing into a picture theatre before undergoing a major transformation in 1936.
Hans and Susan Van Pinxteren acquired the cinema in 1974. Their daughter, Emma Addario, now manages the venue and is one of three shareholders in the cinema collection.
The property is now being offered for sale for the first time in more than 50 years.
Heritage Listing Adds Another Layer To Its Future
Roseville Cinema is listed as a local heritage item under the Ku-ring-gai Local Environmental Plan.
Its heritage status does not rule out future alterations, but changes to the property would be subject to relevant planning and heritage approval processes.
The surrounding area has also undergone rezoning, with development of up to 29 metres permitted in the area. The property itself has E1 Local Centre zoning and has been presented with possible redevelopment or repositioning options, subject to approval.
For the Roseville community, however, the immediate position remains unchanged: the cinema is still operating, Zaika remains at the site and no future use has been confirmed.
